Hälsa 230 Royal York is the future of multi-residential infill in Canada. This 9-story building will be the tallest prefabricated mass timber residential structure in Ontario. This high quality, affordable, and sustainable mid-rise development provides a repeatable solution that will aid in solving the Canadian housing crisis.
A joint venture between Windmill Developments and Leader Lane Developments, the developers were inspired by Nordic sustainability standards and their emphasis on creating healthy, welcoming and sustainable places. The use of Intelligent City’s unique prefabricated integrated mass timber system allows for a faster, cleaner, and more sustainable construction process, resulting in homes that are more sustainable and more comfortable than traditional construction.
Zero Carbon EnergyHälsa 230 Royal York is targeting zero-carbon. This will reduce greenhouse gas emissions over the life of the project. The building will be constructed with precision built prefabricated cross-laminated timber (CLT), a construction process that reduces embodied carbon and generates almost no waste onsite. Incorporating energy-efficient features, Hälsa 230 Royal York will also meet Toronto Green Standard (v4, Tier 2) sustainable design and performance requirements as well as LEED Platinum certification.
Travel and TransportAt Hälsa 230 Royal York, residents won’t have to depend on cars. Developed near the Mimico GO station, the project will incorporate other low-carbon transportation options, including an electric bike share fleet and electric car share service.
Health and HappinessBiophilic design, exposed wood, and access to nearby recreational amenities, including greenspace, water, and trails, will help optimize residents’ health and happiness.
