Hälsa, a three-building residential development to be built near a public transit hub, will pursue endorsement from One Planet Living and will be among Toronto’s first prefabricated mass timber condo buildings.

A joint venture between Windmill Developments and Leader Lane Developments, Hälsa’s three buildings will all be within a 10-minute walk of each other in Etobicoke’s Mimico neighbourhood. The buildings will share a design in blueprint, allowing for expedited planning and construction timelines and providing a model that can be replicated for future projects. The developers were inspired by Nordic sustainability standards and their emphasis on creating healthy, welcoming and sustainable places.

One Planet Living Impact Highlights

Zero Carbon EnergyHälsa will develop and implement a zero-carbon strategy to reduce greenhouse gas emissions over the life of the project. The buildings will be constructed with prefabricated cross-laminated timber (CLT), a construction process that reduces embodied carbons and generates almost no waste onsite. Incorporating energy-efficient features, Hälsa is being designed to meet Toronto Green Standard (v4, Tier 2) sustainable design and performance requirements as well as LEED Platinum guidelines. 

Travel and TransportAt Hälsa, residents won’t have to depend on cars. Developed near the Mimico GO station, the project will incorporate other low-carbon transportation options, including an electric bike share fleet and electric car share service. 

 

Health and HappinessBiophilic design, exposed wood, and access to nearby recreational amenities, including greenspace, water, and trails, will help optimize residents’ health and happiness.
